The category is aimed at outstanding block property managers involved in a range of activities that ensure smooth running and operational efficiency of properties under management. The entry is open to all property managers - whether a stand-alone business or an arm of a building surveyor or real estate agent - with a proven track record and excellence in managing more than one residential building.

You will need to provide 750 words on the criteria below and you will also be able to submit one PDF/Doc of supporting material. You will also need to upload three images to support you entry. Not doing so will result in an incomplete entry. 

What the judges want to see:

  • Evidence of strong focus on residents’ and owners’ needs
  • Highest levels of property administration, including all aspects of supplier and contractor management
  • Evidence of operational excellence and how it has helped maximise the property value
  • Impeccable client skills, and ability to negotiate successfully between tenants and owners and arbitrate disputes
  • Deep understanding of financial and legal obligations and regulations

Build to Rent/PRS Operator of the Year

The new category of PRS Operator of Year recognises that the private rented sector has come of age, and that there are now sufficient examples of successful PRS operations to merit an award.  The category is open to companies that manage build to rent facility created either under Permitted Development Rights or New Build.  To enter you must manage properties specifically designed for rental, with extensive tenant amenities, professional and extensive tenant services and a demonstrable PRS brand.

You will need to provide 750 words on the criteria below and you will also be able to submit one PDF/Doc of supporting material. You will also need to upload three images to support you entry. Not doing so will result in an incomplete entry. 

What the judges want to see:

  • A strong PRS brand, either by owner/operator, operator-only or white-label for an owner/investor
  • Highest standards of tenant interaction and customer services, including robust communication and reporting systems, quality control and demonstrable ‘can do’ attitude
  • A brand driven lettings platform to drive electronic marketing and lettings process via innovative online tools
  • Robust PRS management platform  that covers all accounting, financial reporting, operational and internal management matters
  • Strong facilities management capability, including building and asset management  platforms, robust lifecycle and supply chain management
  • Evidence of strong client focus and positive client feedback  –  for instance via testimonials, case studies or media coverage

Commercial Property Manager of the Year

Exceptional commercial property managers add value to clients’ assets through maintaining their liabilities and costs, providing operational excellence, and continually improving efficiencies of properties with complex needs.  The entry is open to all property managers companies (or teams within agencies) across the commercial sector - office, industrial, retail and leisure - that excel in property management services across single and multi-occupier sites.

What the judges want to see:

Property Management Legal Advisory of the Year

Outstanding property lawyers possess an in-depth technical ability and commercial focus to ensure that clients receive the best possible support and guidance. The entry is open to law firms working across all areas of property management both in the commercial and residential sectors, acting on behalf of developers, investors, multi-property and individual owners, and/or corporate and residential tenants.

You will need to provide 750 words on the criteria below and you will also be able to submit one PDF/Doc of supporting material. You will also need to upload three images to support you entry. Not doing so will result in an incomplete entry. 

The judges will be looking for:

  • Competence in all aspects of landlord and tenant matters, including leases, licences, sale and property disputes, and insolvency issues
  • Extensive experience of real estate finance advisory including loan documentation, structuring of finance, conveyancing and security deposits
  • Skills and expertise in offering comprehensive advice to clients on processes, options, costs, risk and timescales
  • Demonstrable evidence of delivering a high quality service in an efficient and timely manner

The category is aimed at highly experienced financial managers who work across financial aspects of managing of all types of properties - from commercial real estate, to residential block and PRS operation. The entry is open to auditors, accountants, insurers and fund administrators offering a range of services to property managers who are able to demonstrate strong judgement and tenacity in all financial matters.

The judges will be looking for:

  • Deep knowledge of  property financial management, including  accountancy, tax planning and funding advice
  • Examples of meeting a client’s individual property needs via bespoke offers and risk protection plans (for insurers only)
  • Strong focus on risk mitigation, financial compliance and efficiency
  • Real estate planning, investment valuation  and restructuring of high value properties (for fund administrators only)
  • Assurance services that include external and internal audit, tenant covenant reviews, turnover rent reviews and head rent reviews

The category is aimed at companies with innovative systems and solutions that have made a significant difference in service standards, efficacy, cost savings and overall performance of managed properties.   • Evidence of product innovation and entrepreneurship
  • Evidence of strong performance and positive client feedback –  for instance via testimonials, case studies or media coverage

The category will recognise outstanding property managers across both residential and commercial real estate.  The entry is open to exceptional property management teams - stand-alone businesses or an arm of a building surveyor or real estate agent - that go the extra mile in delivering a consistently high level of service to their clients across all facets of management of buildings irrespective of their size or use.

What the judges want to see:

  • Evidence of strong focus on residents’ and/or occupiers’ and owners’ needs.

Sustainability Award

Energy, the environment and sustainability are fast becoming a prerequisite in real estate management, with investors, landlords and tenants increasingly seeking sustainable credentials for their properties. The winner will be chosen from the ranks of owners, developers, occupiers and agents who can demonstrate an outstanding contribution to the sustainability cause.

Young Property Manager of the Year (individual under the age of 40)

Outstanding young property managers are led by tenacity and commitment, and excel at building rapport with colleagues and clients alike. The leaders of the future will have made a fast impact in their workspace and have been recognised for their superlative business acumen, entrepreneurial spirit and interpersonal skills.  All property management companies (or teams) are encouraged to nominate young colleagues (under the age of 40) who they believe deserve this special acknowledgment.
